General provisions

To use SoraTestate services you must have legal capacity to form binding contracts and must comply with these Terms. Accounts and services are intended for individual and corporate users acting in good faith for lawful purposes.

Users must be at least 18 years old to enter into a contractual relationship with SoraTestate and to receive advisory services without parental or guardian consent.

You agree to use SoraTestate services lawfully and not to engage in activities that are fraudulent, infringing, abusive, or otherwise unlawful under Malaysian law or the laws applicable to your residence.

SoraTestate primarily operates within Malaysia and provides services tailored to Malaysian property markets. Certain services may not be available in all jurisdictions and are subject to local legal and regulatory limitations.

When you register or engage with SoraTestate you are responsible for the accuracy of information provided and for maintaining the confidentiality of your account credentials.

You must ensure that any information you provide to SoraTestate is accurate, current, and complete. We rely on the information you supply to deliver advisory services effectively.

Keep your account credentials secure. Notify SoraTestate immediately if you suspect unauthorized access or other security concerns. We implement reasonable technical and organisational measures to protect account data.

Accounts and subscriptions are personal to the registered user and may not be transferred or assigned without prior written consent from SoraTestate.

If you believe your account has been compromised, contact SoraTestate immediately so we can take steps to secure the account and assess any potential impact.

SoraTestate may suspend or restrict access to services for accounts that breach these Terms, for security reasons, or if required by law. We will endeavour to notify you of suspensions and the reasons where lawful to do so.

SoraTestate provides advisory support to buyers on property transactions, including data analysis, document checklists, coordination tasks, and introductions to vetted professionals. Services are advisory only and any decision to proceed with a transaction remains the client's responsibility.

SoraTestate may modify, add, or remove services at any time. Material changes will be communicated in a timely manner through the website or direct contact where appropriate.

We strive to make services available with reasonable continuity. Availability may be affected by maintenance, third-party services, or circumstances beyond our control. SoraTestate does not warrant uninterrupted access.

While using SoraTestate services you must comply with the following rules and standards of conduct.

• Provide truthful and accurate information; do not submit false, misleading, or fraudulent data.
• Respect intellectual property rights and do not share content you do not have the right to distribute.
• Do not attempt to access or interfere with other users' accounts, systems, or data.
• Use services only for lawful property transaction advisory purposes and not for illegal or abusive activities.
• Do not use automated tools to scrape or harvest data from SoraTestate without explicit permission.
• Refrain from harassing, abusive, or discriminatory behaviour when communicating with SoraTestate staff or third-party professionals.
• Comply with any additional community guidelines or professional conduct requirements presented by SoraTestate.

Users may submit documents, comments, or other content to SoraTestate in connection with advisory services. Such content is subject to the following terms.

You retain ownership of content you submit, subject to any rights you grant to SoraTestate to process and use that content to deliver services.

By submitting content you grant SoraTestate a non-exclusive, worldwide, royalty-free licence to use, reproduce, and process that content as necessary to provide services and to improve our offerings.

You are responsible for the lawfulness, accuracy and appropriateness of any content you provide. SoraTestate is not responsible for user-submitted content that is unlawful or infringing.

SoraTestate may remove or disable access to content that breaches these Terms or applicable law. You may request removal of your content, subject to retention obligations required by law.

All intellectual property rights in SoraTestate branding, platform, materials, methodologies, and content created by SoraTestate are owned or licensed by SoraTestate unless otherwise indicated.

• Do not reproduce, distribute, or create derivative works of SoraTestate proprietary materials without prior written consent.
• Activity, logos, and service marks appearing on SoraTestate are protected and must not be used without permission.
• Where you are permitted to use SoraTestate materials, you must not remove copyright or proprietary notices or misrepresent ownership.

Certain advisory services from SoraTestate are chargeable. Paid services are subject to these additional terms regarding fees, payment, and subscription management.

Pricing for paid services is published on the SoraTestate website or provided in a separate proposal. Fees are quoted in the currency indicated and exclude taxes unless stated.

Payments must be made by the methods specified at the time of purchase. Services will commence or continue only upon receipt of cleared payment as required under the applicable engagement.

Subscription services renew automatically at the end of each billing period unless cancelled according to the cancellation terms. Users are responsible for managing renewals via their account or by contacting SoraTestate.

Refunds for paid services are considered on a case-by-case basis in accordance with the specific service terms. Refunds, if any, will be processed in a timely manner consistent with applicable laws.

To cancel a paid service or subscription, follow the instructions provided at purchase or contact SoraTestate. Cancellation does not affect obligations accrued prior to cancellation.

Clients are responsible for any taxes, duties, or charges imposed by local authorities in connection with paid services unless SoraTestate explicitly states otherwise.

SoraTestate may adjust prices for paid services. Price changes will be communicated in advance where practicable and will apply to renewals following notice.

Failure to pay may result in suspension or termination of access to paid services. SoraTestate may pursue recovery of outstanding fees by lawful means.

Information provided by SoraTestate is for general advisory purposes only and should not be construed as legal, tax, or commitment advice. Clients are encouraged to obtain independent professional advice tailored to their specific circumstances before entering into any property transaction.

To the maximum extent permitted by law, SoraTestate's liability arising out of or in connection with these Terms or our services is limited to fees paid for the relevant services. SoraTestate is not liable for indirect, incidental, consequential or punitive damages and is not responsible for decisions made on the basis of advisory information provided.

SoraTestate may recommend or introduce third-party professionals or service providers. Any engagement with third parties is a separate contract between you and that third party; SoraTestate is not responsible for their acts, omissions, or service levels.

Either party may terminate an engagement in accordance with the specific service agreement. SoraTestate may also suspend or terminate access to services for breach of these Terms or for legal or security reasons.

Upon termination you remain liable for any outstanding fees and SoraTestate may retain or return client materials as required by law or by the terms of the engagement. Confidential obligations that survive termination will remain in effect.

SoraTestate's collection and use of personal data is governed by our Privacy Policy. By using our services you consent to the processing described in that policy.

By registering, you consent to receive electronic communications from SoraTestate. Notices to SoraTestate should be sent to the contact address provided in these Terms.

SoraTestate may revise these Terms from time to time. Where material changes occur, we will provide notice via the website or direct communications. Continued use of services after changes indicates acceptance of the updated Terms.

These Terms are governed by and construed in accordance with the laws of Malaysia. Disputes arising from these Terms are subject to the jurisdiction of the Malaysian courts, including courts located in Selangor where appropriate.

Parties should first attempt to resolve disputes by good-faith negotiation. If unresolved, parties may pursue mediation or other alternative dispute resolution before resorting to litigation, subject to applicable legal requirements.
